dc.descriptionDue to the city-planning pressure, product of the demand of urban housing and the economic pressure of the building activity, it becomes necessary to qualify lands that in previous opportunities were not attractive for diverse reasons, among them, legal, normative or technical limitations. Therefore, the optics to evaluate the projects must be reconsidered to qualify the viability of the lots. In this text some considerations are made on the matter and a case of a 70,000m2 lot located in the urban zone, south of the Valley of Aburrá is illustrated with serious obstacles to be developed due to geotechnical restrictions associated to high slopes and subsuperficial water presence. Also, it´s demonstrated how by the convergence of appropriate technologies from diverse disciplines, like mining, geology, geotechnology and architecture was managed to successfully qualify the lot for city-planning use.en-US
dc.descriptionAnte la presión urbanística, producto de la demanda de vivienda urbana y la presión económica de la actividad edificadora, se hace necesario habilitar globos de tierra que en oportunidades anteriores no eran atractivos por razones de diversa índole, entre ellas, limitaciones legales, normativas o técnicas; por tanto, la óptica para evaluar los proyectos debe reconsiderarse para calificar la habilidad de los lotes.En este texto se hacen algunas consideraciones al respecto y se ilustra el caso de un lote de 70.000 m2 ubicado en zona urbana al sur del Valle de Aburrá con serias limitantes para ser desarrollado debido a restricciones geotécnicas asociadas a las altas pendientes y presencia de aguas subsuperficiales; se ilustra como mediante la convergencia de tecnologías apropiadas provenientes de diversas disciplinas, como la geología minera, la geotecnia y la arquitectura se logró habilitar exitosamente el lote para el uso urbanístico.es-ES
